The key to good donkey/mule training is to find what motivates them, and use it. Donkeys are smart and learn quickly, but the trick is to keep them willing.

Dogs can also be conditioned to only go to the bathroom in one corner of the yard - so I don't see why a donkey/pony couldn't learn to use one small area.

A horse moves away from pressure naturally, a donkey leans in, so you can pull all you want and they will just lean in more. With donkeys you really need to use positive reinforcement methods like clicker training.
